Here are 5 suburbs that caught out eye.


Tamworth, NSW - may be set for a 'second wave' resurgence, being one of New South Wales' most prominent and growing regional towns, it's no longer just somewhere to live for its country music, and it has a lot going for it. With median prices at $627,000 and solid rental yields around 4%, it could be the place to invest this year.


Harris Park, NSW - with a myriad of food options with it's 'Little India', Harris Park isn't just a lively and affordable suburb for Indian families and professionals with growing incomes. It has strong economic potential, with a lot of infrastructure and capital improvements planned for execution by Parramatta Council for 2025. Units may be a smart option for first time investors, with median prices at $560,000, rental yields at 5.1%, and tight vacancy rates.


Ballarat, VIC - with a drop in median prices since 2022 (as shown in the capital growth chart below), an affordable median price of $472,500, rental yields of 4-5%, and it's position as a major regional centre in Victoria, Ballarat could be an ideal pick to invest for 2025. Many expert have tipped Victoria as being currently undervalued, and taking action now could get you ahead of the game.


Wodonga, VIC - a prime market positioned for future growth, Wodonga is affordable at $535,000, with rentals yield at approximately the 5% mark. It has a critical rail infrastructure project in the works, is on the border of NSW and VIC, while still having ability to reach states such as QLD.


Bundaberg, QLD - with a rich history and recent significant growth in the area (see below), Bundaberg also offers super-low rental vacancy rates for investors. With strong infrastructure projects in the area and a growing economy, its starting to attract positive attention. With very affordable prices at $480,000 and rental yields at 6% Bundaberg will be worth exploring for 2025.
