Regional areas growth in last 3 years

We were thinking of doing a series of posts looking back at content we had shared in the past, to analyse specific suburbs and areas that had been referenced to see how they have grown and progressed since that time.

On that note, we are going to start with the following post we made in 18 April 2022 - https://www.propertydirector.com.au/property-blog/three-regional-areas-property-investors-should-consider

This post references x3 specific regional locations Terry Ryder had quoted in his article as having great capital growth potential - Ipswich (QLD), Albion (VIC), and East Tamworth (NSW).

Lets see how these 3 suburbs have grown since 2022 by looking at the suburb capital growth report below.

Ipswich (QLD) - price have grown from $475,000 in 2022 to $812,500 in 2025, showing a massive increase of over 70% in median prices over that period.

Albion (VIC) - prices have decreased from $780,000 in 2022 in $750,000 to 2025, showing a decrease of almost 4% over the period.

East Tamworth (NSW) - prices have decreased from $$599,000 in 2022 in to $595,000 in 2025, showing that prices remained relatively steady over that period.

Those who purchase in Ipswich (QLD) will be very happy right now. As for Albion (VIC) and East Tamworth (NSW), these have not performed well, however given the solid fundamentals described by Terry Ryder, maybe now is the time to enter these markets, or (if you are already holding in these areas), maybe it's best to remain patient and take a long term view - what are your thoughts?
