Suburbs where rental vacancy rates are highest

Investors generally like to identify suburbs with tight (low) vacancy rates, so they can be assured that the suburbs they invest in have high rental demand, ensuring their property remains occupied with tenancies and minimal chance for vacancies.

With that being the case, it can also be interesting to identify which suburbs and areas have high vacancy rates to help understand what is happening in those specific markets, and to avoid investing in such areas due to minimal rental demand.

PropertyDirector's recently launched vacancy rates ranking report enables investors to identify the Top 100 Australian suburbs with the highest and lowest vacancy rates.

In this post we have shown below the Top 100 suburbs in Australia that had the highest rental vacancy rates for September 2024. Often the suburbs at the top of the list very remote areas with minimal population and activity - in the top report below these suburbs include Moorina (TAS) and Ledge Point (WA).

What's more interesting is to scroll down lower to see the full top 100 suburbs list, which often show some interesting and well known suburbs. We have listed some of these suburbs below.

Ranked #80 - Wyndham Vale, VIC 3024 - 5.25% (205 available rental vacancies)

Ranked #83 - Melbourne CBD, VIC 3000 - 5.12 % (1012 available rental vacancies)

Ranked #86 - Sydney CDB, NSW 2000 - 5.05% (476 available rental vacancies)

Ranked #94 - Glenorie, NSW 2157 - 4.92% (9 available rental vacancies)

Ranked #95 - Port Douglas, QLD 4877 - 4.91% (45 available rental vacancies)

If you own real estate investments in the above areas, be aware that the rental market is very much in favour of renters, so don't expect to get high rents in these areas - there are also risks that your property may remain vacant for some time.
