Regional towns in Queensland, SA, and WA seem to be locations where investors and property experts are seeing greatest potential.


Innaloo (WA), Success (WA), North Mackay (QLD), and Condon (QLD) are 4 suburbs that are tipped to make 6-figure capital gains for 2025. Lets run the key numbers (recent capital growth, rental yields, vacancy rates, and vendor discount rates) for all 4 suburbs and see how they stack up.


Innaloo, WA 6018 - current median price $855,000, current rental yield 4.6%, 0.41% current vacancy rate, 8.22% vendor discount rate

Success, WA 6164 - current median price $787,500, current rental yield 4.87%, 0.65% current vacancy rate, -7.12% vendor discount rate

North Mackay, QLD 4740 - current median price $455,000, current rental yield 5.22%, 0.54% current vacancy rate, -1.21% vendor discount rate

Condon, QLD 4815 - current median price $441,100, current rental yield 4.71%, 0.68% current vacancy rate, -5.94% vendor discount rate


All the numbers above stack up really well - prices in North Mackay and Condon are very affordable while prices in Innaloo and Success are reasonably affordable. Rental yields are quite solid across all 4 areas, rental vacancy rates are nice and tight, and properties in 3 out of 4 suburbs are selling at premiums, indicating solid demand.
